Have you looked at what's actually happening behind the construction fencing at 750 White Plains Road lately? The building has carried an Equinox sign and a Tatte Bakery sign for months now, and White Plains Hospital's parking lot fills up every weekday morning. It would be easy to assume the old Lord & Taylor has already finished its second act. It hasn't. Public leasing records from the same month the building changed hands again show that roughly a third of it is still empty.
That gap between what's been announced and what's actually leased is the real story here, and it explains a lot about why this particular corner of Eastchester keeps showing up in the business press even though most residents just want to know when they can walk in and order a pastry.
What Actually Changed Hands
The building at 750 White Plains Road spent 73 years as a Lord & Taylor before closing in 2020, one of the chain's longest-running Westchester locations. The property sat largely dormant until its current owner, LT Eastchester LLC, an entity tied to Saks Global (the parent company of Saks Fifth Avenue and Neiman Marcus), began repositioning it for multiple tenants rather than one department store.
That repositioning ran into a complication. Saks Global filed for Chapter 11 bankruptcy protection in January 2026, and a Texas bankruptcy court approved $500 million in financing at the end of April to help the company exit bankruptcy and stabilize operations. Selling the Eastchester property was part of that process. Reporting from Yonkers Times put the sale price at $80 million, while a later account from Westfair Communications reported it closer to $83 million. Either figure puts the deal well below the $125 million paid for the neighboring Vernon Hills Village in 2019, a reminder that a half-leased medical and retail conversion trades at a real discount to a stabilized shopping center next door.
CBRE's Jeffrey Dunne, David Gavin and Travis Langer represented the seller and also brought in the buyer, an entity working with Zelco Properties. Gavin's comment on the deal is worth sitting with, because it tells you exactly what kind of buyer this property attracted:
"We continue to see strong demand in Metro NY for properties like 750 White Plains Road, which provide a unique combination of having stable tenancy with further value-add through lease up of the remaining vacancy."
Translation: the buyer didn't purchase a finished project. It purchased an unfinished one, on purpose, because there's still money to be made finishing it.
The Big Names Are Real
To be fair to the building, the tenants that have made headlines over the past year aren't rumors. White Plains Hospital leased about 74,500 square feet on the building's third floor for White Plains Hospital Physician Associates of Scarsdale, a multispecialty outpatient center that opened its Obstetrics & Gynecology and Orthopedics practices first, with the goal of eventually housing around 40 providers. Burke Rehabilitation also occupies space under the same Montefiore Health System umbrella.
Equinox is relocating its long-running Scarsdale Club from 800 White Plains Road into two spaces here totaling nearly 38,000 square feet, which explains why current members have been hearing about the move for a while. Tatte Bakery & Café signed a long-term lease for 4,201 square feet this past June, and it's worth noting this will be Tatte's first location anywhere in Westchester County, not just its first at this address. Cava, the fast-casual Mediterranean chain already operating at Rye Ridge Plaza and opening soon at the Cross County Center in Yonkers, is taking a smaller footprint on the same floor. Pottery Barn Kids and Williams-Sonoma round out the confirmed roster.
The Part of the Building Nobody's Talking About
Here's where the leasing flyer gets interesting. A marketing document for the property, dated the same week the sale closed in May 2026, breaks the building down space by space. Add up everything with a named, confirmed tenant, and you get about 130,000 square feet accounted for. The rest tells a different story.
| Space | Square Footage | Status as of May 2026 |
|---|---|---|
| White Plains Hospital Physician Associates | ~74,500 | Open, phased since 2025 |
| Equinox (two spaces) | ~38,056 combined | Open, relocated from Scarsdale Club |
| Tatte Bakery & Café | 4,201 | Leased June 2026, not yet open |
| Cava | 2,476 | Leased, not yet open |
| Pottery Barn Kids | 5,800 | Leased, not yet open |
| Williams-Sonoma | 5,692 | Leased, not yet open |
| Unnamed space | 37,595 | Letter of intent out, no signed lease |
| Unnamed space (divisible) | 12,535 | Actively available |
| Unnamed space | 15,118 + 5,000 sq ft patio | Actively available |
Add up that bottom third of the table and you land at roughly 70,000 square feet, close to a third of the building's total footprint, still without a signed lease as of the same month new ownership took over. That lines up almost exactly with CBRE's own disclosure that the property was 64 percent leased at the time of sale. A "letter of intent" isn't a lease. It's a tenant saying they're interested, which in commercial real estate can mean anything from a done deal awaiting signatures to a conversation that goes nowhere.
None of this means the building is struggling. It means the transformation from single department store to multi-tenant hub is still mid-process, more than a year after the Eastchester Planning Board approved the first wave of new tenant applications in 2025. Converting one big box into several separate storefronts, medical suites and a health club requires new elevator access, separated utility systems and code work that a strip mall retenanting simply doesn't. That's the actual reason this is taking as long as it is, and it's also exactly the kind of project a value-add buyer like Zelco Properties specializes in finishing.
Two Buildings, One Parking Lot
If you've ever told a friend you're meeting them "at the old Lord & Taylor" and had them show up at Barnes & Noble instead, you're not alone. The former department store at 750 White Plains Road is technically a separate property from Vernon Hills Village next door at 700 White Plains Road, home to West Elm, Athleta, Sweetgreen and the rest of that shopping center's tenant mix. The two sit on adjoining parcels and share the same stretch of Route 22, which is why most people treat them as one continuous shopping strip even though they've had entirely different owners and entirely different histories for decades.
What This Means If You Live Nearby
If you're hoping to grab a pastry at Tatte or sign up at the new Equinox location, the lease being signed doesn't mean the doors are open yet. Build-outs for a bakery café and a full health club typically take months after a lease is executed, particularly inside a building already undergoing this much simultaneous construction. The hospital wing has the longest track record here, having opened in phases since 2025, so it's a reasonable model for how the rest of the building's timeline might unfold: named tenant announced, followed by a real wait, followed eventually by an opening that gets its own small burst of local attention.
The more useful takeaway is that this corner of Eastchester is going to keep changing for a while yet. Roughly 70,000 square feet of retail and office space is still up for grabs in one of the most visible buildings on White Plains Road, which means there's more news here before this story is finished.
If you're watching this corridor because you're thinking about what it means for property values, tenant mix or the neighborhood's long-term direction, that's a conversation worth having with someone who tracks these filings as they happen. Salima Tongo and the team at HLRE follow commercial and residential activity across Eastchester and the rest of Westchester County closely, and we're always glad to talk through what a project like this one actually means for the people who live around it.
